BEL-AIR RESIDENCE
'Bel-Air Residence' is a luxury residential development located on the Southwest edge of Hong Kong island. The development is split in three phases, with phases 4 and 5 under construction. Phase 1 and 2 are referred to "Residence Bel-Air" and Phase 3 is referred as "Bel-Air on the Peak." Each phase features a clubhouse and 8 blocks that are up to about 48 floors tall. Floor 40 and upwards typically have the footprint of two flats combined into one, creating over 3200 square feet.
Block "4" is omitted in the enumeration for superstitious reasons. Additionally, the 4th floors of each block have been omitted as per tradition, similar to that of 13th floors in the US. Strangely the management company neglected to omit 4 in naming the new phase, despite the cantonese translation of Phase 4, or 'Say kay', loosely meaning death time.
Construction of the "Bel-Air on the Peak" experienced serious delays during the construction period and missed completion schedules. As well units were known to experience multiple maintenance issues following completion including wall/ceiling cracks, poor water pressure as well as elevator shutdowns.
The land purchased for development was initially slated by the government for commercial use in the development of Cyberport as Hong Kong's IT hub, however much of the constructed office space remains vacant. Therefore the management company used the land to develop high end apartment complexes. Additionally the management company has experienced problems obtaining the proper licenses for the building amenities. The opening of the "Bel Air on the Peak" clubhouse was severely delayed due to major problems obtaining licenses to open the pool, restaurant and shuttle bus. It has recently been noted that the license for shuttle bus operation will potentially be rescinded by the government.
Bel-Air residents are considered to be well-to-do.

Features
The clubhouses of Bel-Air features a spa, indoor and outdoor swimming pool, game room, gym, children's play room, resturaunt, and personal cinema. Each floor of the "Residence Bel-Air" has two flats with 3 bedrooms, 1 kitchen, and a balcony. Additionally there are single family homes near "Residence Bel-Air".
Each floor of "Bel-Air on the Peak" has three flats, 2 larger units, 'A' and 'C' and a smaller 2 bedroom unit 'B'. The clubhouse of "Bel-Air on the Peak" is significantly smaller then "Residence Bel-Air" with fewer amenities. They maintain an indoor pool, gym, restaurant, snooker room, and children's game room.
A majority of the amenities require payment per hour usage and have been known to experience lengthy shutdowns for poor maintenance. In the summer of 2006 the "Residence Bel Air" outdoor pool was shut for a majority of the summer due to an accident resulting in a fatality
Broadband is available from both PCCW and the local cable provider.
Transportation
The club runs a shuttle between the site and Shun Tak Centre. The shuttle typically runs every 30 minutes during commuting hours. The shuttle bus operates between all 4 current phases and experiences heavy loads during peak hours. The "Bel Air on the Peak" phase was initially advertised as operating its own shuttle to the Causeway Bay region. However due to the management's inability to obtain the proper government licensing prior to the complex's completion they were forced into sharing the single shuttle service between all 4 phases.
