The Sunset Arms boarders

★ Ernie Potts - A short man with an even shorter temper though he is very friendly to Arnold. He operates a wrecking ball for a demolition company and is proud of the over 500 buildings he has demolished. His love of demolition lead to a spat with Grandma when plans were made to demolish a historic theater. He has a metal plate in his head and of all the borders, has the greatest dislike of Oskar. Looks and talks somewhat similar to Danny DeVito.

★ Mr. Hyunh

★ Mai Hyunh - Mr. Hyunh's long-lost daughter.

★ Oskar Kokoshka - A 38 year old Czech immigrant and easily the most despised boarder at Sunset Arms. Balding and always wearing a smile, he is a man of many flaws. He lies constantly, cheats when he can, gambles (badly), and mooches off his wife Suzie and then subsequently squanders it every time. When confronted, Oskar uses passive-aggressive behavior to portray himself as a victim of his selfish actions. At one point, it is revealed that he is illiterate but when asking for help, he manipulates Suzie into doing his work sheets and then cheats during a bet with Mr. Potts, but ultimately, he learns to read. Because of Oskar's laziness and seeming lack of skills, he ends up working as a paper boy after Suzie got tired of his free loading. Despite his numerous flaws and selfish behavior, he always has Suzie and Arnold to fall back on, although in one episode Suzie kicks him out. In then end, however, she takes him back after he displays uncharacteristic selflessness by refusing to accept money she offers.

★ Suzie Kokoshka - Oskar's long-suffering wife. She frequently yells and argues with her husband over his selfishness and numerous bad habits (gambling) and has thrown him out on more than one occasion. Despite all of Oskar's flaws, Suzie always takes him back in the end. For instance, she took back Oskar when he simply told her to "keep her money" and is always overjoyed when Oskar takes steps towards maturity, no matter how tiny they are. How she ever saw anything in Oskar is a mystery.

★ Nancy and Baby Oskar - Nancy is Suzie's cousin and her baby was named Oskar, "before we knew YOUR Oskar".

★ Mr. Smith - A mysterious border, no one has any idea who he is or what he does. He has all food sent to him via a dumbwaiter, leaves his door closed all the time and has cameras around the house. When he does step out, he wears a trenchcoat and fedora, completely obscuring his face. It is rumored that he works with the CIA. In one episode, Arnold and Gerald follow Mr. Smith around trying to find out his profession and it leads him to a building where everyone is dressed like Mr. Smith. He isn't mentioned again after the first season, leading to rumors that he may have moved out.

★ Willie, the Jolly Olly ice cream man - Most often referred to as the "Jolly Olly ice cream man", Willie is the driver of an ice cream that is frequently seen driving around Arnold's town. Throughout the series, he has been depicted as unfriendly, deranged, depressed, and hated by his father (who happens to be his employer).
